New rules on flood risk
New flood-risk rules define what you must disclose about a home's flood risk when selling.

On 1 January 2023 the duty to inform about flood risk changes. The distinction between actually and potentially flood-prone disappears. It is replaced by a P-score and a G-score and new water maps.
The current water-assessment map still colours flood sensitivity for a building and its plot as a whole. From 1 January 2023 both the building and the plot receive a separate flood score. This makes it clear whether flooding is limited to part of the (lower-lying) plot or also threatens the buildings.
The plot score and the building score are divided into 4 classes, from A to D, depending on the flood source (rain, sea or rivers):
- Class A: no flooding modelled
- Class B: small chance of flooding under climate change
- Class C: small chance of flooding under the current climate
- Class D: medium chance of flooding under the current climate
