Background

How does rent indexation work?

In Flanders, a landlord may adjust the rent each year to the evolution of the Belgian health index. The calculation is based on a fixed formula and can be influenced by the property's EPC label.

Indexed rent = Base rent × (Reference index / Starting index)

EPC regulation timeline

  • Before 1 October 2022

    No EPC restriction on indexation.

  • 1 Oct 2022 to 30 Sep 2023

    Indexation freeze for labels E and F (full ban).

  • From 1 October 2023

    Indexation allowed again, but limited via an EPC correction factor for labels D, E, F and no EPC.

  • From 2028 (announced)

    New restriction: labels E and F no longer indexable.
