What the letter contains
An indexation letter is more than a new amount. Your tenant should be able to check where that amount comes from, and that is exactly what prevents disputes.

Frequently asked questions
- May I simply index the rent?
- Indexation is allowed once a year, at the earliest on the anniversary of the lease taking effect, and only if the lease is in writing and indexation was not excluded. You also have to request it from your tenant in writing, which is what this letter is for.
- From when is the new rent due?
- In principle from the anniversary of the lease. If you request the indexation later, it applies retroactively for at most three months before the month of your request. Waiting a year therefore costs you most of that year.
- Which index is used?
- The Statbel health index, base 2013 equals 100. The starting index is that of the month before the lease took effect, the reference index that of the month before the anniversary.
- What is the EPC correction?
- For properties with a poor EPC label, Flanders limited indexation. Homes with label E or F could temporarily not be indexed, label D only partly. Our calculation takes this into account when your anniversary falls within such a period.
- I have not indexed yet this year, am I too late?
- Not necessarily. You can still index, but the new rent only applies retroactively to a limited extent. The letter states from which month the new amount is due, so there is no discussion about it afterwards.
- Is this letter legally valid?
- The letter contains all the details an indexation request should contain and shows the full calculation. Keep a copy yourself and send it by registered mail if you want proof of dispatch. If you are unsure about your file, we are happy to look at it with you.
